If your Orewa property falls within a flood or coastal inundation overlay, the Auckland Council mandates that your Finished Floor Level (FFL) must be elevated above the predicted flood hazard level. Because you must raise the floor level, we calculate the building height carefully against standard “height-to-boundary” recession planes to ensure you don’t infringe on daylighting rules for neighbouring properties.
Standard concrete slabs can settle or shift on Orewa’s soft, sandy, or alluvial soils. To comply with NZS 3604, we require a geotechnical report. Based on soil stability, we typically construct robust, steel-reinforced rib-raft concrete slabs or engineer steel screw-piles that anchor deep into stable ground layers.
In Orewa’s immediate beachfront zone (within 500 metres of the high-tide mark), standard building products corrode rapidly. Yes, absolutely. Joe Allen, Jiten Patel, and our entire structural framing team are Licensed Building Practitioners registered with the Ministry of Business, Innovation and Employment (MBIE). This is legally required in New Zealand to carry out Restricted Building Work (RBW) such as structural framing, roofing, and weathertightness envelopes.
